Where can you find flats and houses for sale in Poland and check asking prices against completed sales? Full reports are free too: they require an email account.
For a direct look at recorded sales, Poland’s government Geoportal provides RCN data. It helps you examine completed transactions; current homes for sale belong in a listings catalog.

Listing search and sale records serve different purposes
| Approach | What you can find | How to check the price | Access |
|---|---|---|---|
| Mieszk.pl | Flats and houses for sale, map and filters | Available RCN comparables in a property analysis | Browse without an account; free full reports after email signup |
| Property listing portals | Current sellers’ offers | Check whether a tool compares completed sales or other asking prices | Depends on the portal and feature |
| Government Geoportal / RCN | Recorded property transactions | Select and examine sales on a map | Free public access to the data viewer |
An asking price is the amount a seller requests. A transaction price comes from a completed sale recorded in RCN. A price reduction on a listing does not, by itself, show how much the property eventually sold for.
How to search and check a property in Mieszk
- Open property search. Choose a city, flat or house, budget, floor area and number of rooms.
- Review the map location, photos and listing details. Browsing the catalog does not require an account.
- Open the analysis for a property you are considering. Register by email to see the full report; no subscription or payment card is required.
- Check the RCN comparison: dates, locations and the features of comparable properties. Account for the limitation if few nearby transactions are available.
- Turn observations about photos and location into questions for the viewing and seller.
If you find a listing elsewhere, paste a URL from a supported portal into the listing analyzer.
For a broad reference, browse transaction prices by city. A city or district median provides context; checking a particular property takes relevant comparables.
Mieszk features that help you choose a property
Detailed filters and a map
Search by budget, floor area, room count, primary or secondary market, and seller type: private owner, agency or developer. You can also filter by floor, construction year and how recently a listing appeared. Where metro stations are available, choose a distance and specific stations.
A separate setting includes mandatory garage or storage-unit charges in the asking price. This helps you search against the amount you actually need to budget for. Available details depend on the listing; repeat publications of the same property are combined in the catalog.
Price history and listings with reductions
When Mieszk has recorded changes, listing details show the price history. The price-reduction filter finds listings where the service itself observed a drop. Before calling a seller, you can check how the asking price has changed since the property entered our database.
The off-market listings section for Warsaw shows the last asking price and time on the market. A listing disappearing does not, by itself, confirm a sale; the amount shown remains its advertised price.
AI photo analysis
A full report reviews the condition visible in the photos: renovation, lighting, layout, windows and furniture. Individual factors have scores, explanations and the photos supporting each observation.
This helps you prepare questions about readiness to move in, possible updating work and details to examine in person. Hidden defects cannot be diagnosed from photos; they need checking during an inspection.
Surroundings and transport
Location analysis shows nearby transport, shops, schools, green spaces and other everyday amenities. The map helps you see their position relative to the building, while accessibility details help compare addresses against your routine.
If the exact building number is unknown, account for approximate map positioning and distances. Route and infrastructure details depend on the sources available for the address.
Fit with your priorities
Your buyer profile can include your purpose for buying, transport preferences, willingness to renovate and important places. In a flat analysis, these help identify suitable features and possible trade-offs, such as the commute to work, family amenities or interior updating needs.
This adds personal context to the price and general property scores. When your priorities change, return to saved analyses and check them against your new requirements.
Analysis history, favourites, comparison and PDF
Analysed properties stay in your account history, and you can add selected homes to favourites. Two completed full flat analyses can be compared side by side, with price, area, scores and property details in one table.
Download the report as a PDF to discuss a property with family, bring your notes to a viewing and prepare for a conversation about the price.
Purchase budget and mortgage calculations
The analysis includes a purchase-cost calculation covering the property price plus taxes, notarial costs, commission and extra charges. For a mortgage purchase, change the down payment and loan term to see an estimated monthly payment.
The standalone mortgage calculator and borrowing-capacity calculator are also available. The first helps compare financing scenarios; the second estimates a budget from income and existing obligations. The results provide a starting point for a discussion with a bank.
District prices and an initial flat valuation
The transaction-price catalog has city and district pages with RCN medians and price trends. Use them to understand the price level in an area before reviewing individual listings.
If you do not yet have a property URL, the flat valuation tool gives an indicative range based on city, district, floor area and room count. Before a purchase, follow up with relevant transactions and the property’s own features.
New developments and developer information
The new-developments section lets you find projects on a map and examine developers’ published unit data: prices, floor areas, room counts and availability. This helps compare individual flats within a project.
Developer pages bring together their projects and registration details from KRS. Information about the homes on offer and the company is available in one service.
What to check in an RCN comparison
Property type. Compare flats with flats. A house also depends on its plot, building type and condition; the median for nearby flats is an unsuitable substitute.
Location and features. A nearby address does not guarantee a similar property. Consider floor area, primary or secondary market, the building and known differences in condition.
Transaction dates. Registry updates arrive with a delay. Check the period covered by the sample before comparing it with a current asking price.
Sample size. A handful of transactions supports a less confident conclusion than a sufficiently large, comparable sample. A large national database does not guarantee coverage on a specific street.
What the price includes. Check whether a garage, parking space, storage unit or another property is included. A total transaction amount and a price per square metre can refer to different purchase contents.
Can you browse RCN itself for free?
Yes. GUGiK states that RCN data is provided free of charge. Local authorities maintain the registry, and Geoportal lets you view recorded prices and transaction details. Availability and detail depend on the area and published records.
Direct access is useful for checking source data. A Mieszk report puts comparisons with available transactions alongside the listing’s photos and property details.
Common questions
Is this search for rentals?
The Mieszk catalog described here covers buying flats and houses in Poland. RCN sale prices cannot be treated directly as rental rates.
Is the gap from the median a ready-made negotiation discount?
No. First check comparability, dates and what each price includes. A gap from the median is a reason to examine the listing more closely; it does not guarantee a discount.
Does every property have an RCN comparison?
Coverage depends on suitable transactions being available. When data is insufficient, a district average alone cannot support a confident assessment of an individual property.
How do I get a free full Mieszk report?
