Apartment valuation for a mortgage
A bank will not accept a calculator result for a mortgage - it requires an appraisal report prepared by a licensed property appraiser. An indicative valuation is useful earlier, while you are still choosing: it shows what was actually paid for similar flats before you accept the asking price. The same figure drives your down payment and monthly instalment.
Example: a 50 m² apartment in w Warszawie at a median of 17 162 PLN/m² is roughly 858 100 zł. With a 20% down payment over 25 years the instalment is approximately 4356 zł per month.

Online valuation
A statistical estimate: the median transaction price for a city, district, floor area and number of rooms. It takes a second, it is free and requires no inspection. It does not account for condition, floor or finishing standard. Use it to orient yourself - to see whether an asking price sits within the market.
Appraisal report (operat szacunkowy)
A document prepared by a licensed property appraiser after inspecting the property. Under the Polish Real Estate Management Act it may be used for its original purpose for 12 months from the date it was drawn up. Required for a mortgage, division of assets, inheritance and tax matters. The appraiser sets the cost and the timeline.
How we calculate the value
The basis is the Real Estate Price Registry (RCN) - prices from notarial deeds of completed transactions, maintained by county offices. For the chosen city, district, number of rooms and construction period we take the median price per m² over the last 12 months and multiply it by the floor area you entered.
If there are too few transactions for the exact profile, we step up a level - first to the whole district, then to the city - and state below the result how many transactions it rests on and at what level. The 25–75% range shows where half of the transactions sit. We deliberately avoid a single figure: two apartments of the same size in the same district can differ by tens of percent because of condition, floor and layout.

Where do these prices come from?+
From medians of real transaction prices in notarial deeds (the RCN registry), not asking prices from portals. Asking prices are often inflated - what matters is what was actually paid at the notary.
How accurate is this valuation?+
It's an orientational range based on district and area medians. It doesn't account for condition, floor, standard or micro-location - for a specific apartment those can shift value by a double-digit percentage. A full report on a specific listing gives a more precise assessment.
Is this a formal appraisal?+
No. It's a statistical estimate from market data, not a formal appraisal (operat szacunkowy) prepared by a licensed property appraiser under Polish real-estate law.
Which cities are supported?+
Valuation works for the largest Polish cities with enough transactions (incl. Warsaw, Kraków, Wrocław, Gdańsk, Poznań). District-level breakdown is available for Warsaw, Kraków, Wrocław and Gdańsk.

How does a transaction price differ from an asking price?+
An asking price is the figure in the listing; a transaction price is what was actually paid and recorded in the notarial deed. The latter tends to be lower, and the gap between them is in practice the room for negotiation. Our figures come from transactions.
How often is the data updated?+
We pull RCN data regularly, and the as-of date and transaction count are stated under the figures on the page. Notarial deeds reach the registry with a delay, so the most recent weeks are often incomplete.
Will a bank accept this valuation for a mortgage?+
No. For a mortgage a bank requires an appraisal report prepared by a licensed property appraiser. An online valuation is for orientation before buying, not for the lending process.
