Frequently asked questions

What is borrowing capacity?+

It is the maximum loan a bank can grant you given your income, obligations and living costs. The bank checks whether the instalment - calculated with a safety buffer - fits within an allowed share of your income (DSTI).

Why does the result assume a higher-than-market rate?+

KNF Recommendation S requires banks to assess capacity at the rate plus a buffer (a stress test, typically +2.5pp), so the instalment stays affordable if WIBOR rises. That is why the maximum loan is lower than at the current rate.

What lowers and what raises borrowing capacity?+

Lowers it: other loans and instalments, credit-card limits, high living costs, fixed-term contracts. Raises it: higher net income, a second borrower, a longer loan term, no other obligations and a good BIK history.
