Frequently asked questions

How is the monthly payment calculated?+

The payment uses the standard annuity formula: loan amount × monthly rate / (1 − (1 + monthly rate)^−months). The rate equals WIBOR 3M plus bank margin (usually 1.7–2.3%). We assume a fixed rate for the entire term - in reality WIBOR fluctuates, so the payment changes too.

What is DTI and why does it matter?+

DTI (Debt-to-Income) is the ratio of payment to monthly net income. KNF's Rekomendacja S sets a 40% cap for incomes up to the national average, 50% above it. Banks almost always reject applications with DTI above 50%.

What is LTV and how big should the down payment be?+

LTV (Loan-to-Value) is the loan amount divided by the property value. The standard minimum down payment is 20% (LTV 80%). You can go to 10% (LTV 90%), but the bank then requires extra low-down-payment insurance and raises the margin.

What other costs are there besides the payment?+

On signing day: PCC 2% (secondary market, unless first home), notary fee ~1–3k PLN, bank origination ~1% of loan, property appraisal ~600 PLN, mortgage deed at notary another ~500–1000 PLN. In total typically 4–7% of the apartment price.
